Programs Open to ALL homebuyers, Not Just First-Time Homebuyers

  • This is a Grant program and can be used with any FHA, VA, or USDA loan.
  • This Grant requires no repayment and there are no strings attached.
  • The Homebuyer is given 4.5% of the home’s purchase price to use for:
    Closing Costs
    Reduction in Mortgage Interest Rate (called a buy-down)

Example using FHA loan:

Home purchase price: $300,000 (Grant equals $13,500, 4-½% of purchase price)

FHA downpayment: $10,500 (3-½% of purchase price, paid for with Grant)

VA and USDA loans:

VA and USDA loans require no downpayment, therefore the Grant money is used for closing costs and interest- rate reduction, called a buy-down that permanently lowers your mortgage interest rate.

There are annual income limits for the borrower (not the household), but the income limits are very generous and are determined by county. For Colorado, these limits range from $84,985 a year to $110,975 a year.

Examples of income limits for some of the more populated counties:

Denver and surrounding counties: $92,115

Boulder county: $109,020

Larimer county: $89,930

El Paso and Weld counties: $84,985
